Birdsong Barn is a truly unique property in a magical situation by a wildflower meadow on the edge of a stream. It is situated in the Hamlet of Three Oaks, three miles to the North East of Hastings, and is set in 350 acres of varied landscape from woodlands to wetlands to wildflower meadows and the whole farm is available for walking, bird watching or just simply reconnecting with nature.The owner offers a full tour which will introduce you to the wonders of this natural environment.
The barn dates back to the 18th century and has been restored by local craftsmen to create a beautiful, spacious luxury holiday home, comfortably sleeping four and a double sofa bed. Nestling deep in the countryside and surrounded by woodland it is surprisingly only 3 miles from the coast and close to the historic towns of Rye, Battle and Hastings with its colourful and vibrant old town.
You will fall in the love with this stylish property and staying here allows you private access to all the farm and the private Nature Reserve, which has been put into a conservation charity by the owner. A personal guided, informative tour can be arranged with the owner giving you the opportunity to get close to the endangered Shetland Cattle, the beautiful Konik Ponies and also sheep and Bagot goats.
It is a year round paradise for birdwatchers and photographers with huge numbers of wintering wildfowl with over 120 species of birds recorded, more than 30 species of butterfly and 22 species of dragonfly. Finally, relax with a nightcap on the terrace and enjoy a star filled sky and the sound of the babbling stream.

The entrance is at the rear of the property, opening into an Open Plan Sitting Room/Dining Room and Kitchen Area
Entrance Hall has a stunning vaulted ceiling with oak beams and a bespoke oak staircase. The central area is spacious and full of light with floor to ceiling windows The oak flooring extends throughout the ground floor with many original, colourful Persian rugs (complimentary slippers are provided) with plenty of hanging space for coats and racks for shoes and boots
Sitting Room has a wood burning stove, two sofas (one a double sofa bed) and a matching armchair, occasional tables with TV and DVD and a home cinema system
Snug Area has a leather sofa with stunning views over the meadow
Dining Area has a country style dining table with four chairs and a bench, a dresser and doors to the terrace at the front of the property
Kitchen is modern and well equipped and is fully fitted with granite work tops, a ceramic tiled floor, a Rayburn cooker, Gorenje fridge/freezer, slim line dishwasher, washer/dryer and a microwave
Wet Room is fully tiled with a large shower head plus a separate hand-held shower, a heated floor, washbasin and w.c. This room is suitable for guests with mobility requirements and a handrail is fitted by the w.c and a chair for use in the shower is available
Easy stairs with handrail and Persian rugs feature throughout the first floor...
All doorways upstairs are low beamed, including the en-suite
Bedroom 1 has oak flooring and a vaulted ceiling. The curtain fabric brings the natural world inside and there is a king-size bed with matching bedside tables and Christian Wade lamps, an oak wardrobe, an antique oak coffer and a hand made driftwood mirror . This leads into the fully tiled En-Suite Shower Room with driftwood effect tiles and under floor heating. There is a large corner shower, heated towel rail, washbasin with an illuminated mirror and w.c
Bedroom 2 also has oak flooring and a vaulted ceiling and again the natural world is cleverly reflected in the curtain fabric. The king-size zip and link bed has been hand-built in oak and there are matching bedside tables with bespoke lamps, a chest of drawers, a hand-made drift-wood mirror, an antique oak coffer and pegs with hangers for clothes
Bathroom has under floor heating, porcelain tiles and a vaulted ceiling. It has a splendid roll-top bath with shower over plus a hand held shower, heated towel rail, washbasin with illuminated mirror and w.c
Garden: There is a terraced area to the rear and front with outside seating and 350 acres of private nature reserve just waiting to be explored. Maps of the farm with walks are provided at the property
Parking: There is ample private parking for 4 cars behind and to the side of the property
Heating: Central heating, and a wood burning stove (first basket of logs provided)
Notes: Please advise when booking if twin beds or a double are required in bedroom 2. Price includes a 4- 5 hour tour. There is a strong internet connection provided by fibre optic wifi via Satellite at the barn for google searching or emailing. Unfortunately, if used for excessive streaming, there will be a charge.
Every day and every week new things happen...from Nightingales to stunning wildflower meadows, from hundreds of wildfowl to glow-worms, from the beautiful dawn chorus to fungi foraging. Birdsong Barn's facebook page will be regularly updated to illustrate all the differing aspects of Nature's Year.

An absolutely wonderful stay in a beautiful barn on a stunning and peaceful reserve. Philip's nature safai is a MUST - just soak up his knowledge and experience. Lots of peaceful walks. One of the best bits is just the huge variety of birds on the feeders - may be 20 species. A perfect holiday!

A lovely quiet barn and owner very helpful. Especially enjoyed his tour of his land and being able to walk in his wild-flower meadow.
A wonderful cottage, in the middle of a quiet and relaxing natural reserve. The owner also gave us a tour of the estate, which was a wonderful experience and both we and our children learned a lot about nature and conservation. Inside the cottage everything is both cosy and high quality, with everything in place to start relaxing immediately. Really a place that we will visit again, next time for a longer period (this time we only had a weekend).

Birdsong barn is so aptly named as that is what you constantly hear that & nature it’s a beautiful setting with no traffic noise whatsoever! Philip is so friendly helpful & knowledgeable & kindly showed us around the stunning nature reserve Philip even bought a fire pit for our visit as I called & asked if they had one so thank you very much we made good use of it I have a rule never to go back to a property but in this case I think we shall return as we would love to see the meadows in full bloom thank you Philip you have a very special place
